The Society seeks to recruit skilled, experienced, self-motivated, and energetic individuals to be part of a dynamic team to fill the following positions;
Grade: ZNBS 7
Job Purpose:
To ensure timely and effective management of the Society’s real estate assets in the Southern/Northern Region by carrying out efficient operational functions for the Society to realise a return on its investment and maintain and improve its corporate image.
Duties and Responsibilities
✓ To assist the Head-Property and Estates in preparing and implementing the annual maintenance plan.
✓ To assist the Head-Property and Estates in preparing the annual departmental budget based on the approved annual maintenance plan.
✓ To perform the duties of the projects manager for the successful execution of the building projects undertaken by the Society in conformity with the contract.
✓ To implement property maintenance programmes as provided for in the annual Property Maintenance Plan to ensure that Society properties are well maintained and kept in a habitable state.
✓ To regularly inspect Society property to determine maintenance needs, prepare
Bill of Quantities and ensure that these are addressed within 14 days from the inspection date.
✓ To supervise, inspect and certify all contractors’ work to ensure that maintenance specifications are strictly adhered to and the timing framework is followed.
✓ To promptly attend to tenants’ queries and receive feedback from tenants.
✓ To ensure that files are opened for all Society properties and that the Society’s standard operating procedures maintain these files.
✓ To prepare monthly reports about property maintenance and repair.
✓ To ensure the facilities/equipment (Generator, aircon firefighting equipment) are well maintained.
✓ Ensure properties are well cleaned, and garbage is collected on time.
✓ Supervise the physical security of all properties.
✓ To agree, monitor and review the performance of subordinates to ensure that they meet their performance objectives.
✓ To perform any other duties as assigned by the Head Property and Estates from time to time.
Qualifications and Experience
✓ Full Grade 12 School Certificate.
✓ Degree in Quantity Surveying, Building Science or Construction Management.
✓ Member of the Surveyors Institute of Zambia.
✓ Minimum two (2) years of relevant work experience at a similar level.
Required competencies/Personal qualities.
✓ Property management.
✓ Knowledge of property law.
✓ Building Construction.
✓ Building maintenance and repair.
✓ Strong client-oriented service inclination and exemplary interpersonal skills.
✓ Strong computer skills (Excel, word processing and PowerPoint).
✓ Excellent written and verbal communication skills.
✓ Strong report-writing and presentation skills.
